The Landes Territories and Equipment Development Company (SATEL), the project owner, has initiated a restructuring project for the commercial block located in the center of Gastes. This plan involves demolishing existing buildings and creating a new commercial complex on the square that hosts the town hall, school, and community hall. The goal is to boost the town center's attractiveness and vitality while promoting a sustainable living environment.
Vitalandes, a SATEL subsidiary, will handle the marketing and rental management of the future premises. SATEL and Vitalandes are supported in this initiative by the municipality of Gastes and the Communauté de Communes des Grands Lacs, partners in this significant regional project.
The project's objectives include ensuring quality services for the population by preserving and improving the town center's commercial offerings, revitalizing the town center and enhancing the quality of life, and creating affordable year-round housing opportunities, particularly for younger residents.
The mixed-use real estate project will feature commercial activities on the ground floor and housing on the upper floors. SATEL has obtained the necessary building permit. All existing structures have been acquired and vacated. The demolition of this urban blight is scheduled for October 2026, with the project expected to be completed in spring 2028.
A medical or paramedical practice of 78 m² will be offered for rent at a rate of €1000 HT/m².
The bar/restaurant will have an interior space of 181.60 m² and a terrace of 116.50 m², offered for rent at a monthly rate of €1600 HT.
The grocery store premises, covering 184.70 m², will be available for rent at a rate of €1500 HT/m².
