By order n°ARR50-2026, dated September 21, 2026, signed by the President, Grand Dax has launched modification procedure n°6 of the PLUi-H. This process, governed by the Urban Planning Code, involves adaptations to open approximately 10 hectares classified as zone 2AUx, located on allée des cavaliers in Saint-Paul-lès-Dax, to urban development.
The objective is to facilitate the creation of a 50,000 sqm (floor area) logistics complex with regional reach. This project, led by a private operator responsible for land development, requires this step for the submission of prior urban planning and environmental permits.
The planned evolutions to the PLUi-H include reclassifying zone 2AUx to 1AUx in the graphical regulations, and creating a new Orientation for Planning and Programming (OAP) 16.1X with an economic focus in Saint-Paul-lès-Dax.
A previous modification procedure (n°4), initiated in February 2025, was delayed by the need for an environmental assessment. Recent changes to the Urban Planning Code, following the 'Huwart' law of November 26, 2025, have removed time limits, reopening the possibility for modification.
Grand Dax thus intends to proceed with opening this zone for development, situated in an economically focused area, near the Village entreprise and the community's 'Les Cavaliers' Economic Activity Zone (ZAE) currently being marketed.
In accordance with Article L.103-3 of the Urban Planning Code, a prior consultation phase is currently underway.
