This new residence, a collaboration with the Cailleau group, which specializes in housing for students and young professionals, marks a concrete response to the ambition of enhancing local attractiveness. Situated at 44-48, avenue Wilson, it benefits from a strategic location immediately adjacent to the train station and the multimodal exchange hub.
The opening of Stüdiz addresses a growing demand, particularly from students and young people in training or employed by companies like Dassault, as well as at the IFSI. The proximity to transport, shops, and services, combined with the prospect of the future higher education training center at cours d’Ablois, strengthens the territory's appeal.
After only 18 months of construction, the residence, offering 78 T1 studios and one T2 apartment, boasts an occupancy rate close to 100%. Young people, coming from all over France and abroad, are attracted by these functional, well-located accommodations suited to their quest for independence.
The apartments are fully furnished and equipped. Residents also have access to Wi-Fi and shared spaces, including a communal living and relaxation area, a coworking space, a fitness room, a connected laundry, bicycle storage rooms, and a parking lot with 28 spaces. Thomas Naulleau, the residence manager, provides personalized support to tenants.
The rent for a 20.40 m² T1 apartment is €487 including charges (excluding electricity). Young people may be eligible for housing assistance from the CAF and the Mobili-Jeune aid.
This development illustrates the commitment of the City and the Agglomeration to residential attractiveness. The Cailleau group is already considering developing another similar residence in the region.
Two other real estate projects, led by the François 1er group, are nearing completion. One involves the creation of apartments for young professionals on the site of the former Hôpital de la Marine (delivery expected in April 2027), and the other plans for 89 studios at Porte Saint-Charles. These initiatives are part of a broader strategy to develop higher education in Rochefort.
